scheduled preview (usually the Sunday before sale from 1 PM to 4 PM) or
the day of sale from 9AM. Then simply decide what you want to bid
on and for how much. The condition of each item is announced for
your convenience but all items are sold "as is" and you have the final
responsibility for determining condition. Everything is arranged and
organized to provide a comfortable and enjoyable auction experience.
The auction method to sell residential, commercial and
farm real estate can often produce an effective "quick sale" for our
clients. Our intensive marketing before each sale draws attention
to the property and maximum exposure to potential buyers. Through
the auction's competitive bidding process, there is potential to realize
more money than the anticipated sales price as the property is
ultimately sold to the highest bidder. With an auction high
carrying costs are avoided and properties are sold with generally no
contingencies - resulting in a quick cash sale.
REAL
ESTATE:
WHY CHOOSE THE AUCTION METHOD?
.
Auction affords the opportunity to list a property for auction, and have
settlement within a 2 1/2 month time frame (6 weeks marketing, 4 weeks
from sale to settlement)
.
The reserve price, the lowest possible acceptable price, is
agreed upon by all parties. The price is not disclosed.
.
Competitive bidding provides the opportunity to obtain the highest
possible price, without the risk of over or under pricing.
.
Real Estate Terms and Conditions are drawn up by the auctioneer or
clients attorney.
.
Open house dates are set and conducted by the auctioneer.
.
Property is offered for sale on scheduled date. If reserve price
is met and the client agrees , the property is sold. The deposit
money is received by the client and the attorney sets up settlement
typically in 30 days.
.
Property is sold without contingencies. When the property is sold,
the deposit is paid and is nonrefundable. The client guarantees a
clear title. Any testing the buyer or their lending institution
requires is done at the expense of the buyer.
